how & why? (click to read more)

Setting the right property price is KEY to sell & get a good benefit of your property, but also to sell it quickly.

It will be useless to set a price of 1.000.000€ for a house that is worth only 500.000€ because you want to make a good profit, as unfortunatelly none would pay it.  On the other hand it will also be stupid to set the price at 490.000€ because you want to sell it quickly, as you will loose a profit.

We have seen lately the creation of some online tools to valuate your property online. These tools are useless and unrealistic, and I explain you why:

in the same street you you can have 2 similar houses, both for exemple 120m², both 4 bedrooms, 2 bathrooms and so on, BUT imagine one has big problems of humidity because it wasn’t built with good materials. If you do a online valuation you will get the same price for both (a computer does not see humidity on walls….), but DO they REALLY worth the  same? NO!!!

take a comparable flat ( ex. 50m², 1 bedr, 1batr), both in  the hollerich area, one is in rue de la vallée (nice quite, residencial street with trees) and the other is in rue de Strasbourg (the “hot street” of Luxembourg). The online tools where you enter the objectif parameters will give you the same price valuation, but again, do you really think they are worth the same? Surely NOT!!

Sometimes these tools and some real estate agents are really simplistic and just multiply the area (m²) times the price per m² published in the Observatoire de l’Habitat (ex. 9000€/m²). BUT these prices are “published” prices, there are not actually PAID prices (what about negotiation between seller/buyer??), this means that the prices announced are not real!!!

I could list many issues why actual online property valuation tools are useless and why many real estate agents do valuations by rule of thumb.

A customised mathematical property valuation is always necessary. It is the only way to get the most realistic price setting.

In order to get the most accurate price I always combine at least 3 mathematical methods:

  1. m² valuation
  2. m³ valuation
  3. ROI valuation

Depending on the property I can add 1 or 2 more methods.

My results are realiable, reasoned and audited.

SELLING MANDATE

  • Visit of the property: picture taking, measuring , data collection
  • Advert publishing: content writing, picture editing, publication in different media channels depending on the buyers profile (ex. facebook, wnespapers, internet portals, etc)
  • Calls/email management: answering potential buyers calls/emails for information. Procure the demanded information
  • Key custody: in case the buyers gives me the property key for performing the visits, I custody the key in safe
  • Property staging: with permission of the seller, I can make some decoration changes in order to make the property more appealing to potential buyers (ex: rearranging furniture, changing decoration objects, etc)
  • Visit management: manage all appointments and visits. Receiving potential buyers, property showing and enhancing
  • NEGOTIATION: negotiation is a key step in selling. Negotiation skills are required in order to create win-win situations for both buyer and sellers when the main objective is the sell. Negotiation can be time consuming and difficult depending on each players personality.
  • Preparation of “pre-signing deed” (Compromis de vente)
  • Preparation of other documents necessary for the sale
  • Communication with the noraty for all procedure matters
  • Control of the documents veracity and accuracy (contacting the different administrative organisms)
  • Assistance through the whole procedure
  • Assistance on the day of the final deed signing
  • Available: 7/7 from 9.30-19.00

Fees: 3% + VAT 17% of  porprety final selling price

BUYING MANDATE

  • Induction Meeting: getting to know what type of property you are looking for, characteristics, budget, requirements, etc
  • Search of the property that meets your requirements (different media, contacts, etc) Calls/email management, searching for information on properties
  • Selection of properties that meet your requirements
  • Visits of the properties that suit the requirement: picture taking, measuring , data collection
  • SELECTION meeting: I show you all the properties that I have selected according to the requirements you communicated me
  • Visit of the selected properties together: appointments management, , data collection, etc.
  • FEED BACK meeting: evaluation of visits pros/cons, readjusting characteristics
  • OFFER PRESENTATION to Sellers: counselling & presentation
  • NEGOTIATION: negotiation is a key step in selling. Negotiation skills are required in order to create win-win situations for both buyer and sellers when the main objective is the purchase. Negotiation can be time consuming and difficult depending on each players personality.

Services for tenants in Luxembourg

Offer in Luxembourg is rare! Finding the right property to rent can be mission impossible.

Moreover the properties are rented very quickly! and you need to be very reactive. If you don not have time to search, visit and select, I can do it for you.

  • PROPERTY SEARCH: in different media channels depending on the property caracteristics (ex. facebook, newspapers, internet portals, etc)
  • Calls/email management: retrieveing information
  • Visit management: manage all appointments and visits.
  • Preparation of good “renting dossier” to obtain landlords approuval
  • Preparation of “contrat de bail”  (tenancy contract)
  • Preparation of other documents necessary for the tenancy
  • Preparation of Property Condition Inventory.
  • Realisation fot he property condition inventory with both parties
  • Control of the documents veracity and accuracy
  • Assistance through the whole procedure
  • Assistance on the day of the final contrat signing
  • Available: 7/7 from 9.30-23.00h

Fees: 1 month rent without charges + VAT 17% paid at final contract’s final signature

Services for landords in Luxembourg

THE SERVICE OF LETTING IS ONLY FOR LUXEMBOURG

Letting your property can be quite stressfull if you have to manage all calls, visits, etc.

If you need to concentrate on other matters of your life I can be in charge of the project of finding the right tenant for your property.

That way you just need to enjoy the money in your bank account at the end of each month.
