What is it included in this service?

  • Induction Meeting: getting to know what type of property you are looking for, characteristics, budget, requirements, etc
  • Search for the property that meets your requirements (different media, contacts, etc) Calls/email management, searching for information on properties
  • Selection of properties that meet your requirements
  • Visits of the properties that suit the requirement: picture taking, measuring , data collection
  • SELECTION meeting: I show you all the properties that I have selected according to the requirements you communicated me
  • Visit of the selected properties together: appointments management, data collection, etc.
  • FEED BACK meeting: evaluation of visits pros/cons, readjusting characteristics
  • OFFER PRESENTATION to Sellers: counselling & presentation
  • NEGOTIATION: negotiation is a key step in buying. Negotiation skills are required in order to create win-win situations for both buyer and sellers when the main objective is the purchase. Negotiation can be time consuming and difficult depending on each players personality.
  • Preparation of "pre-signing deed" (Compromis de vente)
  • Preparation of other documents necessary for the purchase
  • Communication with the noraty for all procedure matters
  • Control of the documents veracity and accuracy (contacting the different administrative organisms)
  • Assistance through the whole procedure
  • Assistance on the day of the final deed signing

How much does it cost? 10.000€ + 17% VAT

>>>>> 30% is paid at signature of the Mandate and the rest at signature of the final deed. Please note that this mandate is not exclusif. You are free to purchase another property on your own of by any other means. But in this case the 30% you paid when you mandated me to look for the property  will be kept as indemnity for the work and time I have spend on working for you.

Please note that in luxembourg the PURCHASER does not pay the SELLING AGENCY FEE!! it is up to the seller.

The "compromis de vente" is sales agreement signed by both parties and it is final. As this is a real contract, it commits the signatories to conclude the sale at a fixed price.

The purchaser is only obliged to acquire the property if he/she receives a loan from a banking institution.
The parties frrely decide of a deadline in writing (at least 4 to 6 weeks) within which the purchaser must send the response of the bank to the seller.
